Control Surveying
A.L.T.A. surveys are specialized land surveys with especially stringent requirements developed by joint efforts of the American Land Title Association (A.L.T.A.) and the American Congress on Surveying and Mapping (A.C.S.M.). The A.L.T.A. standards are a nationwide uniform set of standards developed to ensure the protection of landowners and satisfy the needs of lenders, corporations, and title companies when dealing with valuable commercial properties.
Our survey group is well versed with these requirements and standards to provide excellent quality A.L.T.A. surveys to public and private clients alike. Our project managers work closely with real estate attorneys, land developers, and lending institutions to make the process of insuring titles successful and effective.
Right of Way Mapping
Right of way (ROW) provides local and state governments a place to construct and maintain roadways. Along with the road come many provisional necessities like lighting, drainage and signalization. All of these require property or space of certain characteristics to establish, construct and maintain our area roadways. Our surveyors have experience and history in creating ROW maps for local and state departments of transportation. Our ROW mapping specialists and technicians assist property appraisers, acquisition agents and roadway designers in evaluating the most practical and economical solution for ROW projects. Preparing quality maps from deeds, plats, tax maps and field surveys, our transportation surveying team prides itself in minimizing cost and impacts to local landowners and governments while maximizing opportunities for roadway project management.
Mapping Support
Often on large scale transportation projects where time constraints and budget sensitivities prohibit the use of ground survey operations, aerial mapping can be cost effective and time saving. This type of mapping can include topographic and photographic data.
Cartographers and photogrammetrists rely on ground based survey support to align the survey data in space. Using GPS and other means, surveyors prepare a network of targets on the ground that aerial mappers can see from helicopters and airplanes to fix their work to specific horizontal and vertical references.
Design Surveying
Roadway engineers depend on comprehensive topographic mapping or design surveying in order to accurately design and set into place new improvements. Topographic or design surveying results in accurate representation of existing conditions in the project?s path or limits. Our transportation surveyors utilize Florida Department of Transportation approved methods and standards along with the latest mapping technologies to provide these critical and essential services to all roadway improvement or new roadway design projects.
Digital Terrain Modeling
Using the latest software platforms and field surveying techniques has allowed our survey technicians and office staff to produce digital models of the surface terrain of the earth in three dimensional graphics. These digital terrain or surface models provide engineers and designers a virtual rendering of existing ground contour conditions on project locations and enable them to produce high quality, cost effective design solutions to our clients.
Real Property Descriptions
In the process of building new roadways or improving existing roads, right of way impacts may become necessary. Our transportation surveyors specialize in creating real property descriptions to assist real estate appraisers and acquisition agents accurately asses and consider lands to be added to right of way projects.
